Strategic Style Refresh.

The Strategic Style Package is perfect for hosts who already have the basics in place but want to make focused visual updates to their STR with out a complete renovation.

This service typically recommends a precision, meaningful moves, to deliver a listing that feels elevated and refreshed without a massive investment and down time of a full renovation:

  • Work with your existing furnishings, make suggestions that work with your existing bones.

  • Focus on accent features that drive visual change, paint, wall covering, rugs, drapery and decor.

  • Selections are made with down time in mind, all selected items will be in stock, quick-ship so you see the ROI quickly!

Our Process.

Turnkey Virtual Design Package.

Typically executed as a full house design package or a several room bundle, this package is meant to take a new property to a turnkey listing, ready for its first stay! Below is a brief description of how our Virtual Design process works… Still have questions?? Just ask!

Click through our process below:

  • Reach out and introduce yourself, fill out the inquiry form and set up a 30 minute Intro call. Here we will chat about your property, goals, design style and see if we are a good fit. If we are, we will send through a final contract for your approval and 50% deposit invoice.

    You can pay the 50% deposit via Zelle, ACH, or credit card through our secure platform. Please note a 3% surcharge is applied when paying with a credit card.

  • Once a contract has been signed and initial payment received, we will send out a “Discover Your Home’s Story” form for you to fill out, we will invite you to schedule a 60 minute kick off call to identify your ideal guest, project scope, amenities, budget, ADR and work together create your properties.

  • We will get to work on the furniture plans, sourcing furniture and decor, creating design boards that build your STR’s story.

  • We will send a final invoice, upon payment we will send your Design Presentation and you can schedule your formal presentation where we will walk you through ever detail of your STR design.

    If you have comments, we will pick them up on this call and send one round of revisions for your final approval.

  • Once approved we will send over the final furniture layouts, design boards, and shopping list along with a complete stocking list for the property. This has pretty much every item imaginable to get your STR guest ready, down to the vacuum, coffee maker and toilet paper…

  • Now it’s your turn!! During this week you will order items all items online via the links provided and make delivery arrangements. Why is this week so important?? Well, if any item is out of stock or no longer available in the first week after hand over, we make the reselection at no additional cost. If items are ordered after that One Week Work Window, reselections will be made on an hourly basis at $150 per hour.

  • Once you confirm all orders have been placed, I’ll send you an install guide so you know exactly where to put EVERYTHING! Down to the mounting height of the art and where to put the pillow. This saves you the head ache of having to figure it out!

Strategic Style Refresh Package.

Refreshing a property is one of the most impactful ways to elevate your listing and strengthen both occupancy and ADR. While we always design with budget in mind, meaningful transformation does require a certain level of investment to truly shift the needle.

For most properties, a successful refresh typically ranges between $8,000–$20,000, depending on size and scope. Smaller homes often fall on the lower end, while larger or more amenity-rich spaces naturally require a bit more.

During the inquiry process, we’ll ask for your target budget and work to design within it. Keep in mind that investing at least the minimum recommended amount allows us to create the curated, photo-ready listing you’re hoping for in this investment. When you trust the process, the transformation is powerful, your space begins to work harder for you, and your listing stands out for all the right reasons.

  • Reach out and introduce yourself, choose the week you’d like your project to begin and fill out our intake form, then you’re in the system! PS our calendar is always up to date, so if its there, its yours!

    Next you will fill out your personal quote, based on your property size, sign your contract and an invoice will be generated automatically. You can pay the 50% deposit via Zelle, ACH, or credit card through our secure platform. Please note a 3% surcharge is applied when paying with a credit card.

    Once your deposit is submitted, you’ll be emailed a short questionnaire where you can share your goals, ideas, comp properties, budget, and listing details. Be sure to share your listing or upload plenty of photos, this helps us fully understand your space.

    After that, we’re off and running!

  • We will get to work on sourcing in-stock items that elevate your existing style and focus on guest experience. These items include rugs, pillows, drapery, lamps, art, wallpaper, paint, faux plants and more.

    Typically a 1 week delivery time! Once we’ve reviewed your project we will confirm a delivery date in writitng.

  • We will email over the final invoice, once paid the design package will be sent automatically, and you’re ready to go! This package will include an itemize order list with clickable links as well as a installation guides for art, drapery and rugs showing ideal placement to take some of the worry out of your install.

  • We would love to assist with finish selections for any size project, this truly helps tie the story together.For a bathroom this typically includes suggestions for floor and wall tile, paint/wallpaper, lighting, vanity and plumbing fixtures.

    For homes over 4000SF, this service will be included in your package. For homes under 4000SF, this will be an add of $1/sf.

  • Receive high quality renderings that can be used for easy design review, HOA approval or early marketing material.

  • Since we helped develop the story of your home, let us complete the package! We will provide the house name, logo, color palette, fonts and branding guidelines.
