How to make the most of our hour - In the booking process you will have the opportunity to send your listing link, floor plan, ort specific dilemmas so we can be prepared for our session.

The Strategic Refresh.

Refreshing your space is one of the most effective ways to elevate your listing, drive higher occupancy, and command a better ADR.

Meaningful transformation requires intentional investment to truly "shift the needle." For most properties, a successful refresh typically ranges from $8,000–$20,000 in total project costs, depending on size and scope.

During our inquiry process, we will align on your specific target budget. By meeting this investment threshold, we can ensure the high-end, curated look that makes your listing stand out from the competition and work harder for your bottom line.

  • Up to 3 Bedrooms: $2,900

  • Up to 5 Bedrooms: $3,700

  • We’ve designed a streamlined onboarding process so you can secure your start date and get your project moving without the back-and-forth.

    • 1. Secure Your Start Date: Use our real-time calendar to select the week you’d like your project to begin. Once you complete the intake form, your spot is officially reserved.

    • 2. Quote & Contract: Based on your property size, you’ll receive an instant personalized quote. From there, you can sign the agreement and submit your 50% deposit via our secure platform (Zelle, ACH, or credit card) to finalize your booking.

    • 3. Share Your Vision: Once your deposit is confirmed, you’ll receive a tailored questionnaire. This is where you can share your goals, budget, reference photos, and current listing details. The more you share here, the better we can understand your space.

    • 4. We’re Off & Running: With your vision and property details in hand, we officially begin your design phase. You’ll be updated as we curate the perfect, high-impact look for your listing.

  • I’ll source in-stock, quick-ship items—such as textiles, lighting, art, and decor—that elevate your current style and enhance the guest experience without the need for a full renovation.

    Typically a 1 week delivery time! Once we’ve reviewed your project I will confirm a delivery date in writing.

  • You’ll receive an itemized shopping list with clickable links and a professional Installation Guide. This guide ensures your rugs, drapery, and art are placed with precision, giving you a polished, high-end result with minimal effort.

    We also include wallpaper, art and drapery installation guides to install like a pro!

The Turnkey Transformation.

Typically executed as a full-home design or a comprehensive multi-room bundle, this package is designed to take a property from an empty space to a fully realized, guest-ready listing.

We’ve streamlined our Virtual Design process to be as efficient as it is creative.

Here is how we move from initial concept to your final installation guide:

  • Reach out and introduce yourself, fill out the inquiry form and set up a 30 minute Intro call. Here we will chat about your property, goals, design style and see if we are a good fit. If we are, we will send through a final contract for your approval and 50% deposit invoice.

    You can pay the 50% deposit via Zelle, ACH, or credit card through our secure platform. Please note a 3% surcharge is applied when paying with a credit card.

  • Once a contract has been signed and initial payment received, we will send out a “Discover Your Home’s Story” form for you to fill out, we will invite you to schedule a 60 minute kick off call to identify your ideal guest, project scope, amenities, budget, ADR and work together create your properties story.

  • We will get to work on the furniture plans, sourcing furniture and decor, creating design boards that build and support your STR’s story.

  • We will send a final invoice, upon payment we will send your Design Presentation and you can schedule your formal presentation where we will walk you through every detail of your STR design.

    If you have comments, we will pick them up on this call and send one round of revisions for your final approval.

  • Once approved we will send over the final furniture layouts, design boards, and shopping list along with a complete stocking list for the property. This has pretty much every item imaginable to get your STR guest ready, down to the vacuum, coffee maker and toilet paper…

  • Now it’s your turn!! During this week you will order items all items online via the links provided and make delivery arrangements. Why is this week so important?? Well, if any item is out of stock or no longer available in the first week after hand over, we make the reselection at no additional cost. If items are ordered after that One Week Work Window, reselections will be made on an hourly basis at $150 per hour.

  • Once you confirm all orders have been placed, I’ll send you an install guide so you know exactly where to put EVERYTHING! Down to the mounting height of the art and where to put the pillow. This saves you the head ache of having to figure it out!

Add On Services

These can bee added to any of the above packages during the quoteing process

  • We would love to assist with finish selections for any size project, this truly helps tie the story together.For a bathroom this typically includes suggestions for floor and wall tile, paint/wallpaper, lighting, vanity and plumbing fixtures.

    For homes over 4000SF, this service will be included in your package. For homes under 4000SF, this will be an add of $1/sf.

  • Receive high quality renderings that can be used for easy design review, HOA approval or early marketing material.

    -$100/room

  • Since we helped develop the story of your home, let us complete the package! We will provide the house name, logo, color palette, fonts and branding guidelines.
